DIY vs. Professional Window Cleaning: What You’re Actually Trading Off

We already wrote about which cleaning solution actually works best. This is a different question: not what to clean with, but whether to clean your own windows at all. Here’s the real math, not the version that just tells you to hire a pro.

The Actual Cost of Doing It Yourself

DIY window cleaning isn’t free — it just moves the cost from your wallet to your weekend. For a typical two-story Portland home with 20–30 windows, here’s roughly what it takes:

  • Equipment: A decent squeegee, extension pole, bucket, and microfiber cloths run $40–$80 if you don’t already own them. An extension ladder tall enough for second-story windows is another $150–$300 if you need to buy one.
  • Time: Most homeowners doing a full interior-and-exterior clean, including tracks and screens, spend 3–6 hours on a house this size — longer if it’s the first clean in a year or more.
  • Repeat cost: Unlike a one-time purchase, this time cost repeats every time you do it, which for most people is once or twice a year at best.

Compare that to a typical professional exterior-and-interior clean, and the math isn’t as lopsided as pro companies sometimes make it sound — for a single-story home with easy access, DIY genuinely can be the more economical choice if your time isn’t the constraint.

The Part Most People Don’t Think About: Ladder Risk

This is the trade-off that actually matters most, and it’s rarely discussed honestly. Falls from ladders are one of the most common causes of home-related injury requiring emergency care in the U.S., and window cleaning is exactly the kind of task that puts people on a ladder at an awkward angle, often reaching sideways to hit the far edge of a window.

If you’re injured cleaning your own windows, that’s typically on you — your homeowner’s policy doesn’t compensate you for your own injury from your own home maintenance. If a professional company’s technician is injured on your property, their own workers’ comp and liability insurance covers it, not yours. That’s the actual insurance gap between DIY and hiring out, and it’s the opposite of what people usually assume.

What Professional Equipment Actually Changes

The biggest technical difference isn’t skill with a squeegee — most people can learn a clean squeegee stroke in a few tries. It’s water quality. Professional water-fed pole systems run tap water through a deionization process that strips out the minerals responsible for spotting. The glass air-dries completely clear with no wiping, because there’s nothing left in the water to leave a residue behind.

Tap water, by contrast, always leaves some mineral trace as it dries — which is why DIY-cleaned windows often look great wet and streaky once they dry, even with good technique. This matters more in Portland than in drier climates, since our water utility’s mineral content is on the higher side of moderate, and the sheer number of rainy, humid drying days here gives streaks more chance to set before they fully dry.

Where DIY Genuinely Makes Sense

We’d rather tell you this straight than oversell our own service. DIY is a completely reasonable choice when:

  • All windows are single-story or ground-level, with no ladder required
  • You’re doing a quick touch-up between full cleanings, not a deep clean
  • You genuinely enjoy the task and have the time to spare
  • The windows are new or recently professionally cleaned, so buildup is minimal

Where it stops making sense is second-story-and-up access, storm windows that need removal and reinstallation, heavy mineral buildup that needs more than a quick wipe, or any situation where you’d be reaching, leaning, or balancing to get the shot.

The Part DIY Almost Always Misses

Even homeowners who do a genuinely good job on the glass itself tend to skip tracks and screens — not from laziness, but because they’re tedious and don’t visibly affect the “is it clean” impression from a few feet back. Tracks that go a full year without attention accumulate a mix of dead insects, pollen, and grit that eventually works into the window’s moving hardware and makes windows harder to open and close over time.
